Ask for documents that identify the equipment
Request available manuals, model information and records of door or opener replacement. The two components may be different ages. A recent opener receipt should not be mistaken for evidence that the whole door assembly was recently replaced.
Separate paperwork from condition
An invoice records work at a point in time; it does not establish the present condition of every part. Report visible damage or unusual operation through the appropriate inspection process. Do not attempt spring adjustments or force a reluctant door during a viewing.
Plan the ownership handover
Ask which remotes, keypads and connected accounts belong to the property and how authorized access will be transferred. Keep mechanical service records separately from account credentials. After handover, arrange appropriate care using the instructions for the equipment actually installed.
