Match the layout to the opening
Describe overhead storage, lights and available side space from a safe floor position. A wall-mounted operator needs a compatible door and track arrangement; removing the ceiling rail is only one part of that decision. Correct any binding or counterbalance defect before selecting automation.
Clarify ownership of access
List which remotes, vehicle buttons and connected accounts should operate the new unit. When management coordinates entry, identify who can approve the private-door work and administer its controls. A shared parking credential should not be treated as a garage-opener compatibility specification.
Document any additional alteration
If installation changes electrical supply or supports, identify the responsible work and consult the relevant Bal Harbour building process. Retain the model, agreed accessories and safety handover notes. A prior property permit does not establish that a new arrangement is already approved.
